The Tampa Yacht Club
includes the largest indoor high and dry boat storage in
the state of Florida.
In addition,
the company facilitated the two separate assemblages of
individually owned parcels of property in Pinellas
County, Florida, on behalf of third party development
groups, including a 5 parcel package with a total
purchase price of $40,000,000 and a 3 parcel package
with a total purchase price of $27,000,000.
The company
has also served as developer and/or general contractor
for the following projects:
Del Mar
West Condominium - The company was developer/general
contractor for this 8-unit luxury beach front
condominium located in Indian Shores, FL. Development of
the condominium was completed in 2006 with all units
sold and a total value of $18,000,000.
Brentwood
of St. Petersburg - The company holds a substantial
equity interest in Swanholm Central, LLC, the developer
of the Brentwood of St. Petersburg, a 180-bed assisted
living facility with a dedicated memory care unit and
8,500 square feet of leasable commercial space in St.
Petersburg, Florida. The company has provided all
development services for the development of the
Brentwood project and is also serving as the general
contractor for the project. The construction loan was
closed in May, 2009, and the first phase of 124 beds is
scheduled for occupancy in April, 2010, with the
remaining 56 beds and the commercial space scheduled for
occupancy in June, 2010. Lease-up and stabilization of
operations is anticipated in 2012, with a projected
value at stabilization of over $30,000,000..
The Brentwood 186
room assisted living facility was completed inside 10
months from shovel in the dirt to residents living in
the facility.
Jannus
Landing - The company is currently serving as
general contractor for the major remodel of the Jannus
Landing entertainment facility in downtown St.
Petersburg, Florida. The project consists of the
renovation of over 50,000 square feet of the property
for use as a 2,500 person outdoor entertainment and
concert venue, a sushi bar and restaurant, a night club,
a sports bar and office and retail space.
